320-346 Rochester High Street, Kent

Client:  Parklake Estates Ltd.

Architect: BPTW Architects

Planning Consultant: DHA Planning

Description: The construction of twenty-eight new residential dwellings at 320-346 Rochester High Street while sensitively retaining Nos. 340 and 346.

HCUK involvement: Heritage consultancy - Heritage Impact Assessment

Summary

The site has been vacant and underused for around 30 years. Medway Council described the proposal as a high-quality residential development that will play a key role in the urban regeneration of High Street Chatham, strengthening the link between historic Rochester and Chatham to the east.

The proposals restore the form of an historic terrace along the High Street, creating a coherent and sympathetic design that enhances the Conservation Area. Some low level heritage harm to significance was acknowledged, but this was decisively outweighed by the wider regenerative benefits of the scheme.

Key issues:

  • Impact of the proposals on the character and appearance of the conservation area

  • The impact of the proposals on the setting (and thereby the significance) of nearby designated heritage assets.
