Description: HCUK Group were engaged in 2020 to assess an allocated site scheduled for release from the Green Belt for residential development for up to 400 homes. The Site is agricultural land centred around a moated manorial complex at Laindon Ponds of medieval origin. A grade II listed farmhouse built in the early 17th century stands within the moated site. A late medieval field pattern present throughout the site. Heritage and Archaeology were key considerations in the preparation of the Site Masterplan.

Summary
From autumn 2023 HCUK Group assisted with pre-application discussions with the local authority and Essex County Council (Place Services) including DRP, as part of a Planning Performance Agreement. A detailed Heritage Impact Assessment, Archaeological DBA & Geophysical Survey were undertaken and managed by HCUK Group, the findings of which helped to determine the final form of the part detailed / part outline proposal.

A hybrid application for up to 400 houses (including a detailed phase for 100 houses) was submitted in December 2023 (23/01551/OUT). Following submission liaison with Place Services lead to the preparation of visualisations to indicate the effects of the development on the setting of the key heritage asset (Laindon Ponds) at intervals up to 30 years. A resolution to approve the application was passed in January 2025. Approval pending Section 106 agreement.​​
