DescriptionLVA as well as the GPA3 settings assessments were undertaken to assess various design options and informed the final design and layout. The design intent was to create more permeable and pleasing verdant views within the village with the replacement of the existing modern agricultural buildings with considerably smaller modular holiday units surrounded by landscaped grounds and low-level boundary wall.

Summary

​

The Site was a former working farm including non-designated historic buildings and 20th century agricultural outbuildings, proposed for redevelopment for six holiday let units.  The Site was in an incredibly sensitive location, situated within the Stonehenge, Avebury and Associated Sites World Heritage Site (WHS), being partially within the Avebury Conservation Area, where the village was likely to have had medieval origins and the North Wessex Downs National Landscape (former AONB).  A number of listed building were in the immediate context of the Site.  The existing large barns made a poor contribution to the WHS and local landscape character.

The proposed layout was informed by the historic map progression which echoed the former farm courtyard form and reflected the location and style of former farm buildings.  For example, the proposed roof form for the garage and service store was designed to echo the hipped roof design of the original thatched barn and the proposals for the retained historic agricultural building was to replace the mono pitched roof with a pitched roof that was a closer reflection of the historic design.  Planning consent was granted in August 2022 and HCUK provided support to discharge planning conditions for the soft landscape design. â€‹
