Len House is a grade II listed showroom and workshop for Rootes, a local Kent motorcar business, which was constructed in a Moderne style 1937-38 to designs by Howard and Souster. While an iconic local building in Maidstone the structure found fame during the 1970s being the inspiration for the Play Family Garage toy by Fisher-Price which has a car ramp similar to that located within Len House.

Working closely with Maidstone Borough Council and Hollaway Studios, HCUK Group helped develop proposals for the site which sought to conserve the highly significant building while providing it with a new use that could see for its future conservation and maintenance. Key elements of the scheme included the retention of the car ramp as a means of vehicles reaching the first floor parking area, provision of a new vibrant public ‘square’ and the introduction of a contemporary interpretation of the lost historic petrol pump that once occupied the forecourt.
