Leas Pavilion, Folkestone

Over the course of 2020 HCUK Group worked with Hollaway Studio to secure the refurbishment and restoration of a beautiful grade II listed Edwardian seaside tea room in Folkestone.

The building, designed by the architect Reginald Pope, was constructed in 1902 and despite numerous uses throughout the 20th century, has laid empty for a number of years. The lack of a viable use for the building has resulted in it now being in a significantly deteriorated condition with water ingress internally and widespread loss of historic fabric, particularly the high quality terracotta external detailing.

The ambitious proposals allowed for the full restoration of the building facilitating its reuse for community purposes and for the provision of new residential blocks flanking and bridging over the semi-sunken tea room. Consent was granted at Planning Committee in November 2020.
